When Omni Development Group determined that their 54 State Street property – a 10 story high-rise office building in downtown Albany - was due for a renovation on its HVAC system, they chose to go for a major upgrade. TBS' services included the installation of new high-efficiency (97%) sealed combustion natural gas fired condensing boilers, variable speed drives and controls on their chillers, a fully automated Energy Management Control System, and refurbishing the building’s two main air handlers with new cooling coils, high-efficiency motors and variable speed drives.

The new system provides increased comfort to the tenants of the building by allowing adjustments on individual settings to suit their needs through the Building Management System, and allows management to monitor and adjust the building environment proactively. In addition, the upgrades are projected to provide an energy savings of between 20% and 30%, with a substantial reduction in its carbon footprint. The renovation and upgrades were completed through the Enhanced Commercial/Industrial Performance Program administered by the New York State Energy Research and Development Authority (NYSERDA), and the 36 year old building is expected to qualify for an Energy Smart Labe
